Critical System Operations & Monitoring
· Supervise daily operation of all critical M&E systems (electrical, mechanical, fire protection, BMS, and DCIM).
· Coordinate load transfers during generator or UPS testing.
· Ensure smooth functioning of M&E systems not limited to - UPS, DRUPS, generators, chillers, CRAH/CRAC, switchgear, fire panels and distribution panels.
· Review and verify daily plant logs, checklists, and shift reports submitted by Shift/Onsite Engineers.
· Conduct regular site walkthroughs to ensure systems and equipment are within normal operating parameters.
· Preparation of MOP to create CM (Change Management) (if applicable)
· Review of timesheets and shift reports before sending for next level approval
· Review of maintenance forms, PTW, LOTO records, and vendor service reports.
· Maintain accurate system logs, equipment history, and calibration records.
Team Leadership & Supervision
· Manage Staff deployment and attendance administration
· Motivate site staff and ensure safe & conducive work environment
· Provide on-the-job training and coaching on equipment operation, fault response, and documentation.
· Review team performance against KPIs and identify competency gaps.
· Conduct shift briefings and handovers to ensure information continuity. (Toolbox Briefings)
· Maintain discipline, teamwork, and communication across all shift teams.
· Provide support to other FM site Teams for any emergency situations
Preventive, Predictive & Corrective Maintenance
· Plan, schedule, and monitor preventive maintenance (PM) activities.
· Coordinate with vendors for PMs, testing, and commissioning works.
· Review PM reports and verify completion quality and adherence to specifications.
· Lead or support troubleshooting during faults and breakdowns; ensure prompt corrective actions.
· Track maintenance performance metrics and identify recurring issues for reliability improvement.
· Generating the Lifecycle replacement programme and propose to the next level for prevention of pre-mature failure.
Incident & Emergency Response
· Serve as Incident Commander or first-level escalation for critical incidents.
· Lead immediate containment, coordinate system restoration, and ensure accurate communication to management and client.
· Conduct Root Cause Analysis (RCA) and produce detailed incident reports.
· Prepare, upkeep and monitor the action plan for proper closure
· Remote standby for minor issues during after office hours.
Client & Vendor Management
· Plan and coordinate site access and works to minimize disruption to site / IT operations.
· Evaluate vendor performance and escalate deficiencies to management.
· Attend monthly meetings and provide physical presence on site.
· Manage onsite vendors and ensure timely and quality work
· Manage customers’ expectation and deliverables and establish rapport for long term customer relationship
· Ensure continuous site improvements in areas of M&E Infrastructure, green initiatives, and operational processes
Other Duties
· Any other duties assigned by Asst Manager / Manager
Required Skills & Competencies
· Strong understanding of electrical (LV/HV), mechanical (HVAC/chiller), and fire systems
· Capable of preparing MOS, RA, ERP, SOPs, MOPs, and EOPs.
· Ability to read SLDs, schematics, and interpret system alarms.
· Knowledge of PTW, LOTO, confined space, and emergency procedures.
· Reliable team player with a strong sense of accountability.
· Root cause analysis, performance trending, system diagnostics.
