Assistant Manager (Projects and Property)

Key responsibilities
• Handle day-to-day maintenance operations for the Group's existing investment properties, ensuring optimal asset performance
• Supervise onsite maintenance and improvement works, ensuring contractors adhere to safety protocols and quality specifications
• Plan deployments and preventive maintenance schedules as well as monitor the efficiency, lifespan, and warranty periods of equipment
• Take full responsibility for property-related matters, including planning and maintaining professional relationships with tenants and residents
• Ensure all property-related maintenance contracts and insurances are timely renewed to prevent any lapse in maintenance and coverage
• Assist the Project Manager in new and existing property development projects. Liaise with relevant authorities to resolve technical issues and ensure compliance with project systems and processes.
• Proven ability to read architectural/technical drawings, Strong understanding of local building codes
• Perform defects management and co-ordinate with project team and/or main/contractors on defects rectification works during Defect Liability Period
• Conduct pre-inspection of completed units before TOP/handing over units to purchasers
• Handle incoming calls and attend to customer enquiries/complaints/feedbacks
• To attend to other job related or ad-hoc duties as assigned.

Requirements
• Diploma or Degree in Civil / Construction Management / Architectural / Structural / Building/ Real Estate/ M & E Engineering
• At least 3 years of experience in residential/commercial/industrial projects in Singapore
• Well versed in status such as BMSMA, independent with integrity, innovative, proactive, and resourceful
• Knowledgeable in MS Office, MS Project & AutoCAD
• Able to work independent with minimum supervision and with excellent interpersonal, communication and writing skills
• Strong analytical and problem-solving skills and with the ability to work under deadlines in a fast-paced environment
• Proven ability to read architectural/technical drawings and strong understanding of local building codes
• FSM certificate is an added advantage
