Our esteemed client in the Real Estate industry is seeking a Senior M&E Facilities Engineer to join their dynamic team:

  • Employment Type: Permanent
  • Position: Senior M&E Facilities Engineer
  • Location: Buona Vista
  • Working Hours: Monday to Friday, 8.30am to 6pm
  • Salary Package: Up to $5,500 + $80 (Phone Allowance) + Bonus

Job Responsibilities

  • Lead a team of technicians and provide technical guidance on troubleshooting, preventive maintenance, corrective work, and daily operations.
  • Supervise operation and maintenance of key building services, including ACMV, electrical, lighting, fire protection, plumbing & sanitary systems, and Building Management Systems (BMS).
  • Perform routine inspections of all M&E facilities to ensure they are well maintained and functional, thereafter follow up on rectification works and recommend improvements where required.
  • Plan and monitor preventive maintenance programmes to ensure compliance with maintenance schedules, statutory regulations, and safety standards.
  • Manage contractors and service providers by monitoring the work quality, safety compliance, project progress, and service delivery.
  • Review maintenance reports, work completion records, and contractors’ claim prior to payment.
  • Administer maintenance contracts, including reviewing contract scope, preparing specifications, drafting tender documents, evaluating quotations/tenders, recommending contract awards, and managing contract renewals.
  • Handle repair, upgrading, and asset improvement projects by drafting scopes of work, seeking quotations and management approval, controlling budget, supervising execution, and certifying completed works for payment.
  • Support the planning and execution of M&E capital improvement projects from budgeting through implementation and handover.
  • Review tenant fit-out and reinstatement proposals to ensure compliance with building requirements, statutory regulations, and engineering standards.
  • Respond to maintenance requests and operational issues promptly to minimise disruption to tenants.
  • Prepare management reports on utility consumption and usage trends, while recommending initiatives to improve energy and water efficiency.
  • Maintain accurate records relating to maintenance activities, contracts, statutory compliance, and asset performance.
  • Undertake additional duties or projects assigned by the Management.
  • At least a Diploma in Mechanical or Electrical Engineering or a related discipline.
  • Minimum 5 years of working experience in the related field is required.
  • Ability to engage effectively with tenants, contractors, service providers, and various stakeholders.
