• Manage andimplement preventive maintenance programs for key infrastructure systems,including ACMV, M&E services, BMS, Security Access Control, Cleaning & PestControl, Lands capping, and General Building Services, to ensure optimalperformance and lifespan

• Ensureall functions operate within a safe workplace and adhere to company safe typolicies and procedures.

• Managethe day‑to‑day operation of the facility, ensuring all building systems (HVAC,electrical, plumbing, etc.) are working properly.

•Coordinategeneral maintenance and minor repairs as required.

• Conductregular site inspections to identify maintenance issues, safety risks, andimprovement opportunities.

• Developand execute preventive maintenance work plans to ensure uninterrupted facilityoperations and contract compliance.

•Evaluateand manage service vendors/contractors for maintenance, servicing, and repairworks; ensure M&E systems and equipment function reliably.

• Manageand coordinate Addition & Alteration (A&A), refurbishment,reinstatement, renovation, and other capital works to ensure quality,compliance, and timely delivery.

•Promptlyaddress user feedback and ensure rectification works are completed with minimaldisruption

•Activelypromote the multi skilling of the Multi-Skilled Technicians and Refrigeration/HVAS workforce.

• Overseeand evaluate the performance of service providers (hard and soft services),ensuring KPIs and SLAs are met.

•Collaboratewith internal teams e.g. Operations, IT, QHSE to drive continuous improvementin facilities performance and standards.

•Continuouslymonitor and liaise with the relevant regulatory authorities to ensure allrelevant statutory and licensing issues are managed including Electrical,Mechanical, Refrigeration and HVAC compliance at all times to meet legislation/regulatoryrequirements.

• Managereceiving, storage, and issuance of engineering materials, consumables, PPE,tools, equipment, and critical spare parts.

•Maintainaccurate inventory records using digital inventory systems or manual logs.

• Conductperiodic stock audits and monitor minimum stock levels.

•Identifyand report low stock or expired items.

•Coordinatewith procurement and vendors to ensure timely replenishment of essentialmaterials.

• Prepareand present the weekly status reports.

• Providetechnical feedback from field-based learnings to promote process and businessimprovements.

• Deliveroverall maintenance services (Civil, Electrical, Mechanical, Refrigeration andHVAC) within budget and meeting all contractedKPIs.

• Manageand monitor Electrical Mechanical Refrigeration and HVAC performance includingplanned maintenance delivery and ensure compliance with the monthly performancerequirements / KPIs.

•Maintainaccurate maintenance logs, checklists, PTW documentation, and service reports.

• Escortcontractors and vendors during works and ensure compliance with site safetyrequirements.

• Respondto facility fault reports (e.g., power trips, HVAC alarms, temperature alerts).

• Performminor repairs, fixture replacements, and workspace setup.

• Supportwaste management logistics and pest control coordination.

• Assistin general housekeeping to maintain operational readiness.

Requirements

· Degree in Facilities Management/Building Management, Any Engineering, or related degrew with relevant experience.

· Minimum4+years of facilities or operations experience, with supervisory exposure.

· Experiencemanaging vendors, maintenance operations, and projects.

· Proficientin Microsoft Office.

· Strongorganizational, communication, and leadership skills.
