Overview
The Facility Manager (FM) is the single point of contact responsible for comprehensive facility management across multiple sites, including manufacturing, cleanroom/critical environments, and corporate office spaces. Reporting to the Senior Facility Manager, the FM leads both direct and indirect resources, ensuring seamless delivery of hard and soft services, operational excellence, and exceptional client experience. The FM is accountable for cost savings, compliance, innovation, risk management, and supporting dynamic client needs in the Integrated Facility Management (IFM) space. This role requires strong technical and customer experience expertise, project management skills, and the ability to transition assets in and out of the portfolio while managing both opex and capex budgets.
Key Responsibilities
1. Multi-Site Operations & Service Delivery
Oversee day-to-day operations across assigned manufacturing and corporate office sites, ensuring all building systems (mechanical, electrical, plumbing, HVAC, security, etc.) are maintained and operating efficiently.
Ensure consistent delivery of both hard and soft services, including janitorial, landscaping, pest control, waste management, mailroom, reception, event management, and amenities, tailored to the unique needs of each site.
Conduct regular site inspections and floor walks to identify maintenance needs, safety hazards, and opportunities for improvement, ensuring compliance with all regulatory and client requirements.
Lead the implementation of innovative programs, processes, and procedures to drive operational efficiency, cost savings, and enhanced productivity.
2. Cost Saving Opportunities / Initiatives
Identify, develop, and implement cost-saving initiatives across the portfolio, leveraging data analytics, process optimization, and supplier consolidation to drive operational efficiency and reduce total cost of ownership.
Lead value engineering, energy management, and sustainability programs to deliver measurable savings (e.g., energy reduction, waste minimization, vendor rationalization).
Benchmark performance and share best practices across sites to maximize savings and operational improvements.
Track and report on cost savings achieved, ensuring alignment with client and JLL targets.
3. Compliance to Safety, Finance, and Operational Performance
Ensure full compliance with all safety, health, environmental, and regulatory requirements (e.g., EHS, ISO, GMP, OSHA), including regular audits, training, and documentation.
Maintain robust financial controls: develop, manage, and track opex and capex budgets, ensure timely and accurate reporting, and support audit readiness.
Monitor and report on operational performance against KPIs and SLAs, implementing corrective actions as needed to maintain contract standards and client satisfaction.
Enforce JLL and client policies for risk, safety, and financial management, including incident reporting, root cause analysis, and corrective/preventive actions.
4. Innovations Supporting Account Growth and Win: Win Outcomes
Drive continuous improvement and innovation by piloting and scaling new technologies (e.g., IoT sensors, predictive maintenance, digital CMMS platforms like Maximo, remote monitoring, automation).
Foster a culture of innovation within the FM team, encouraging and recognizing ideas that enhance efficiency, sustainability, and client experience.
Collaborate with client and JLL account leadership to identify and implement transformative solutions that support business growth, resilience, and a win: win partnership (e.g., new service models, sustainability certifications, digital dashboards, employee experience programs).
Leverage JLL’s global best practices and Centers of Excellence to deliver differentiated value and support client ambitions.
5. Risk Management
Proactively identify, assess, and mitigate operational, financial, compliance, and reputational risks across all sites.
Maintain and regularly update a risk register, conduct risk reviews, and ensure robust business continuity and emergency response plans are in place and tested.
Lead incident investigations, root cause analysis, and corrective action planning to minimize recurrence and ensure lessons learned are shared across the portfolio.
Support the implementation of JLL’s risk management frameworks and ensure alignment with client risk appetite and regulatory requirements.
6. Resource Management & Team Leadership
Manage and coordinate direct and indirect facility management staff, including technicians, coordinators, and third-party vendors, to deliver high-quality service within prescribed budgets.
Support the recruitment, development, and retention of top talent, providing coaching, mentoring, and performance management to foster a culture of teamwork and excellence.
Act as a key point of escalation for operational issues, emergencies, and business continuity planning (BCP) events, ensuring timely and effective resolution.
7. Client Engagement & Customer Experience
Serve as the primary interface for client stakeholders at assigned sites, building strong relationships and ensuring high levels of satisfaction with all IFM services.
Proactively engage with clients to understand their evolving needs, anticipate challenges, and deliver solutions that enhance the workplace experience.
Champion JLL’s customer experience behaviors, ensuring service delivery is proactive, innovative, and aligned with client ambitions and JLL’s brand promise.
8. Project & Transition Management
Lead or support the transition of assets in and out of the portfolio, ensuring minimal disruption to operations and seamless integration of new sites.
Manage and deliver minor works, capital projects, and portfolio-wide initiatives, maintaining detailed project timelines, budgets, and risk management strategies.
Coordinate with cross-functional teams (IT, HR, EHS, etc.) to support project delivery and operational readiness.
9. Vendor & Contractor Management
Identify, qualify, select, and develop national/regional vendors for repairs and scheduled maintenance programs.
Grow and manage relationships with outside vendors and contractors to ensure service excellence.
Negotiate contracts and ensure delivery of services as agreed upon in contractual terms.
Monitor vendor performance and manage warranty of equipment and work performance.
Ensure all contractors comply with JLL and client HSSE requirements and maintain proper documentation.
10. Other Dynamic IFM Tasks
Support the transition of assets in and out of the portfolio, ensuring seamless onboarding/offboarding and minimal disruption to operations.
Lead or support minor works, capital projects, and portfolio-wide initiatives, maintaining detailed project timelines, budgets, and risk management strategies.
Engage with a wide range of stakeholders (client, vendors, JLL teams, regulatory bodies) to ensure alignment, responsiveness, and high service standards.
Remain flexible and adaptable to evolving client needs, new technologies, and changes in the business environment, ensuring the FM function remains future-ready and resilient.
Good to Have Requirements for Manufacturing, Semiconductor, and Multi-Site Environments
Experience managing ISO-classified cleanrooms, critical environments, or regulated manufacturing spaces, including knowledge of contamination control, specialized cleaning, and compliance with ISO 14644, GMP, and EHS standards.
Strong technical expertise in building systems, asset management, predictive and preventive maintenance, and the use of digital tools (e.g., Corrigo, IoT sensors, asset tagging).
Proven ability to manage transitions, site openings/closures, and integration of new assets into the portfolio.
Demonstrated success in vendor and contractor management, including performance benchmarking and contract compliance.
Experience supporting both manufacturing and corporate office environments, with the ability to adapt service delivery to diverse operational needs.
Relevant certifications (e.g., ISO, OSHA, NEBOSH, CEM) are highly desirable.

Qualifications
Bachelor’s degree in facility management, engineering, business, or related field preferred.
5+ years of experience in facility management or operations, with exposure to both hard and soft services in manufacturing and office environments.
Experience with cleanroom/critical environments and multi-site portfolios highly desirable.
Proficiency in Microsoft Office Suite and facility management systems (e.g., CMMS).
Excellent verbal and written communication skills.
