Position Summary

JLL is seeking an accomplished Executive Director to lead and expand our Capital Markets Logistics & Industrial practice in Singapore. This senior role requires a proven transaction leader with extensive experience originating, structuring, and executing capital markets transactions across logistics, industrial, and warehouse assets throughout Singapore and the APAC region. The Executive Director will drive business development, manage key client relationships, lead complex transactions, and mentor a team of investment professionals while contributing to the strategic growth of JLL's Capital Markets platform.

Key Responsibilities

Business Development & Client Relationship Management

Originate and win Capital Markets mandates across logistics, industrial, and warehouse sectors through proactive business development and client relationship cultivation.

Build and maintain senior-level relationships with institutional investors, REITs, private equity funds, family offices, developers, logistics operators, and corporate occupiers.

Position JLL as the advisor of choice for complex, high-value transactions requiring sophisticated structuring and market expertise.

Represent JLL at industry events, conferences, and forums to enhance brand visibility and thought leadership.

Develop strategic partnerships with regional and global investor networks to expand transaction flow.

Transaction Leadership & Execution

Lead end-to-end execution of capital markets assignments including acquisitions, dispositions, sale-leasebacks, portfolio transactions, joint ventures, and structured transactions.

Structure complex deals considering tax efficiency, financing strategies, ownership structures, and risk allocation.

Direct due diligence processes, negotiate transaction terms, and coordinate with legal, tax, and technical advisors.

Manage transaction timelines, stakeholder communications, and closing procedures to ensure seamless execution.

Oversee preparation of investment materials, financial analysis, and marketing strategies for assigned transactions.

Strategic Advisory & Market Intelligence

Provide strategic counsel to clients on portfolio optimization, capital deployment strategies, market entry/exit timing, and asset allocation decisions.

Deliver market insights on logistics and industrial trends including e-commerce logistics, supply chain reconfiguration, cold storage, urban logistics, automated warehousing, and third-party logistics (3PL) facilities.

Advise on valuation parameters, pricing strategies, and investment return expectations based on comprehensive market analysis.

Monitor capital flows, cross-border investment trends, and regulatory developments impacting the L&I sector.

Team Leadership & Development

Lead, mentor, and develop a team of Directors, Senior Managers, Analysts, and Associates within the Capital Markets L&I practice.

Set performance objectives, provide coaching, and foster professional growth through hands-on transaction experience.

Create a collaborative, high-performance culture focused on excellence, integrity, and client service.

Allocate resources effectively across multiple transactions and business development initiatives.

Contribute to recruitment and retention strategies for capital markets talent.

Platform Growth & Strategic Initiatives

Contribute to the strategic direction and growth plans for JLL's Capital Markets business in Singapore and the broader APAC region.

Collaborate with other Capital Markets sector leaders (Office, Retail, Hospitality, Residential) to identify cross-selling opportunities.

Work with Research, Valuation, Leasing, and Project Management teams to deliver integrated client solutions.

Support development of proprietary research, market reports, and thought leadership content on logistics and industrial sectors.

Participate in regional and global Capital Markets initiatives, best practice sharing, and innovation programs.

Financial Management

Achieve or exceed annual revenue targets and transaction volume objectives for the L&I Capital Markets practice.

Manage transaction pipelines, forecast quarterly performance, and report results to senior leadership.

Ensure appropriate fee structuring and commercial terms on client mandates.

Control expenses and resource allocation to maintain profitability targets.

Qualifications & Experience

Required

Bachelor's degree in Real Estate, Finance, Economics, Business, or related field; Master's degree or MBA preferred.

Minimum 12-15 years of progressive experience in real estate capital markets, investment banking, institutional real estate, or private equity with demonstrated focus on transaction origination and execution.

Proven track record of closing significant capital markets transactions across logistics, industrial, or warehouse assets.

Established network of relationships with institutional investors, logistics operators, family offices, developers, and corporate clients in Singapore and APAC.

Deep understanding of Singapore's logistics and industrial real estate fundamentals including supply-demand dynamics, specification requirements, tenant profiles, and market cycles.

Strong leadership experience building and managing high-performing teams.

Excellent verbal and written communication skills in English; additional Asian languages advantageous.

Preferred

Experience working for a leading international real estate advisory firm, investment bank, or institutional investor.

Knowledge of cross-border investment structuring, tax considerations, and international capital flows.

Established relationships with sovereign wealth funds, pension funds, insurance companies, and global real estate investors active in APAC logistics markets.

Experience with build-to-suit transactions, large-scale logistics portfolios, sale-leaseback structures, or development sites for logistics/industrial use.

Understanding of emerging trends such as automated warehousing, cold chain logistics, e-commerce fulfillment centers, last-mile distribution hubs, and modern ramp-up facilities.

Proficiency in financial modeling, market analysis, and investment underwriting.
