We are looking for a Quantity Surveyor (QS) with experience in landed residential construction, preferably familiar with Design & Build projects.

Key Responsibilities

  • Manage project costing from tender stage through construction to final account.
  • Prepare cost estimates, tender pricing, BOQ and tender documentation.
  • Review Architectural, Structural and M&E drawings to ensure all necessary works are properly captured and priced.
  • Identify missing scope, discrepancies, cost risks and potential variations during tender and construction stages.
  • Source quotations and manage subcontractor/supplier tendering and procurement.
  • Prepare tender comparisons and negotiate subcontractor/supplier quotations.
  • Familiar with Design & Build arrangements, including managing cost implications arising from design development.
  • Monitor project budget, committed costs and overall cost performance.
  • Prepare and assess Variation Orders (VO), including proper supporting documents and cost breakdowns.
  • Prepare progress claims and evaluate subcontractor progress claims.
  • Track subcontractor payments, retention and contractual requirements.
  • Assist with contract administration, cost reporting and cash flow monitoring.
  • Prepare and negotiate final accounts with clients, consultants and subcontractors.
  • Work closely with Project Managers, Project Coordinators, architects and engineers to ensure projects remain within budget.

Requirements

  • Diploma/Degree in Quantity Surveying, Building, Construction Management or related discipline.
  • Preferably 3–5 years of QS experience in Singapore construction.
  • Experience in landed residential / Design & Build projects is highly preferred.
  • Strong knowledge of tendering, subcontractor procurement, VO, progress claims and final accounts.
  • Able to read and understand Architectural, Structural and M&E drawings.
  • Strong in cost analysis and able to identify scope gaps and commercial risks.
  • Good negotiation and communication skills.
  • Proficient in Microsoft Excel and relevant QS/tendering software.
  • Independent, organised, detail-oriented and commercially minded.
